As a part of Realty Management commercial operations, multifamily and apartment complex management is an expertise that pre-dates both IRR and New Star. Both founders are active investors. Realty Management understands the complex dynamics between minimizing vacancies at market level rents with quality tenants while managing routine repairs that protect the property and keep good tenants happy. Our management team offers the following services:


  • Business & Priority Assessment – In collaboration with the investor, Realty Management first examines the historical and current needs of the property. Are there tenant quality issues? What are the market rates and existing leases? Are there maintenance concerns? Before proceeding, we seek to understand the investor’s perspective and assess which management elements are working well and which may need priority attention.


  • Occupancy Management – Without high-quality tenants leased at market rates, the investor’s property will underperform. Ensuring leases are in place with renewals noticed 60 days in advance, Realty Management proactively manages occupancy and revenue collection:
  • Rent collections & security deposits
  • Marketing and leasing
  • Eviction management (when necessary)
  • Unit Turnaround – Apartment turnarounds take priority as they are key to quickly refilling a vacant unit.


  • Maintenance Operations – Realty Management takes a proactive approach to maintenance, with inspections designed to identify repair and replacement needs. We take the “long view” of investment, aiming to intercept failing components before failure occurs, thus avoiding costly repairs and tenant dissatisfaction. Significant repairs are reviewed with ownership prior to engagement.


  • 24/7/365 Emergency Operations – While every effort is made to prevent breakdowns that require emergency attention, unexpected equipment failures can occur. When they do, our team responds with direct support or engages the appropriate vendor for triage operations.


  • Tenant Satisfaction – Responsiveness is central to tenant satisfaction. While we recognize that not every tenant concern can be fully addressed to their expectations, we actively engage with tenant inquiries. We prioritize addressing concerns that affect the tenant’s experience and provide explanations for issues outside the scope of management engagement.


  • Financial Reporting – Monthly statements are presented to ownership, with key variances and operational issues reviewed. For complexes, annual budgets are established with benchmarks for occupancy, renewals, repairs, and improvements.



  • Geographical Reach – Today, Realty Management’s operations span from northern Massachusetts through New Hampshire. To leverage resources and provide top-level support to both investors and tenants, we’re maintaining our current footprint—at least for now.
